Little Yardley Farm is a small, family-owned farm located in Rutledge, Tennessee. We provide farm-fresh eggs, live poultry, rabbits, hatching eggs, seasonal products, custom farm merchandise, and related goods.
These Terms govern your use of our website (littleyardleyfarm.com) and any purchases made through it.
2. Product Availability & Accuracy
All products — including eggs, hatching eggs, live birds, rabbits, seasonal items, and farm merchandise — are offered as available.
Availability may change quickly due to hatch rates, seasonal production, farm conditions, or customer demand.
We strive for accuracy in product descriptions, pricing, and photos, but minor variations may occur.
3. Ordering & Payment
Placing an order on our website or in person indicates agreement with these terms.
Full payment (or designated deposit) is required at checkout.
Deposits are non-refundable, except in the case of catastrophic events affecting our farm operations.
You are responsible for reviewing all order details — including pickup time, location, quantities, and options (washed/unwashed eggs, age class of birds, etc.) — before completing your purchase.
4. Pickups, Scheduling & Customer Responsibilities
Customers must arrive on time for scheduled pickups or contact us to arrange a new time.
We cannot guarantee product availability if a customer misses a pickup window without prior communication.
5. No Refunds or Returns
Because our products are perishable or livestock-based, all sales are final.
Once an item leaves the farm or pickup location, we cannot accept returns.

6. Live Animals Disclaimer
Purchasing live birds or rabbits means you acknowledge:
Animals require proper care, housing, feed, and protection.
Once animals leave our property, health and well-being become the responsibility of the buyer.
We cannot guarantee future fertility, production, temperament, or growth rates.
We do our best to raise healthy animals, and any concerns must be reported within 24 hours of pickup.
7. Hatching Egg Disclaimer
Hatch rates vary and are influenced by many factors outside our control once eggs leave our farm.
We do not offer refunds for poor hatch results, shipping/transport issues, or incubator setups.
8. Website Use & Intellectual Property
All content on this site — including images, product descriptions, text, and branding — belongs to Little Yardley Farm and may not be used or reproduced without permission.
9. Privacy & Data Collection
We only collect information necessary to process orders, improve customer service, and maintain farm operations.
